HVAC & Plumbing in WaterColor

WaterColor homes are built to a look — and mechanical equipment has to live inside it. We install and service systems that stay quiet, screened, and code-tight.

We provide full HVAC and plumbing service inside WaterColor — repairs, replacements, and maintenance that respect the community’s design standards. Our Santa Rosa Beach team is minutes from the WaterColor gates, licensed (FL CAC1822075) and insured, and installs Daikin equipment as a Daikin Comfort Pro dealer.

What makes WaterColor mechanical work different

WaterColor is a planned St. Joe community where the architecture is the amenity: metal roofs, deep porches, board-and-batten, and equipment that is meant to disappear. That changes how we work. Condensers live behind screening, line sets get routed where they cannot be seen from the street, and replacements need to match the placement that was approved when the home was built. A contractor who drops a unit wherever the crane reaches creates a problem letter you do not want.

Mechanically, these are large, multi-story coastal homes carrying rental-grade duty cycles: packed summers, shoulder-season swings, and Gulf humidity year-round. Equipment works harder here than the square footage suggests.

Where WaterColor systems struggle

  • Third-floor comfort. Bunk rooms and lofts run hot when duct runs are long and returns are thin. Zoning or a dedicated ductless head is usually the honest fix.
  • Noise complaints in tight lots. Homes sit close together, so a rattling ten-year-old condenser is a neighbor issue. Modern side-discharge inverter units run dramatically quieter.
  • Humidity during shoulder seasons. Mild-temperature, high-humidity weeks are exactly when single-stage systems dehumidify worst. Variable-speed equipment holds the house dry without over-cooling.

CHELCO heat pump rebate — $350 per ton (verified July 2026)

WaterColor sits in Choctawhatchee Electric Cooperative territory along 30A. CHELCO pays $350 per ton toward dual-fuel and mini-split heat pumps rated 15 SEER or higher in single-family homes, with a CHELCO load calculation and licensed installation required. We coordinate both.

WaterColor homeowner questions we hear most

Can you replace equipment without changing how our home looks from the street?

Yes. Planned communities like WaterColor typically have design guidelines covering where outdoor equipment sits and how it is screened. We match existing screening, keep line sets concealed, and place condensers where sound and sightlines were approved in the first place.

Our WaterColor house is a rental — can you work around bookings?

That is most of our WaterColor work. We coordinate with property managers, arrive inside turnover windows, and are open 7 days a week from 8:30 AM to 9:00 PM, including holidays.

What system do you recommend for a three-story WaterColor cottage?

Multi-story coastal homes usually do best with zoned variable-speed equipment — either a communicating central system with zoning dampers or a mix of central plus ductless heads for the top floor. The Daikin Fit line is a frequent fit here: quiet, compact, and side-discharge so it tucks against the house.

Why is the top floor always hotter than the rest of the house?

Stack effect plus long duct runs. Heat rises and third-floor returns are often undersized. Solutions range from balancing and adding return capacity to a dedicated ductless head for the bunk room floor.

Do you handle the permits for a change-out in WaterColor?

Yes — WaterColor change-outs run through the Walton County Building Department, with coastal wind-load tie-down requirements for outdoor units. Permits and inspection are included in every replacement we do.
