Grayton Beach grew up as a beach townsite long before central air existed, and it shows in the best way: weathered cottages under old oaks, alongside newer construction tucked between Western Lake and the Gulf. The older homes were cooled by breezes and window units for decades. When central systems were retrofitted, they were often squeezed in — undersized returns, air handlers in crawl spaces, condensate lines run to wherever gravity allowed.
The plumbing tells the same story: legacy piping, water heaters well past their design life, and fixtures that predate modern shut-off standards. None of this is a problem for us — it is most of what we do here.

Ductless mini-splits are the go-to: no wall demolition, room-by-room zoning, and quiet operation that suits a small lot. At 15 SEER or higher they also qualify for CHELCO's $350-per-ton rebate.
Can you replace galvanized or polybutylene plumbing in an older home?
Yes. Older Grayton homes still carry legacy piping that is past its service life. We repair and repipe kitchen and bath lines, replace aging water heaters, and leave the work permitted and inspected.
How do you protect a new condenser this close to the Gulf and Western Lake?
Placement first — out of direct spray and off sandy splash zones — then a coil coating and a rinse-down at every maintenance visit. Salt plus the dune-lake microclimate is hard on fins; the routine is cheap compared to a coil replacement.
The house is only used part of the year. What should the thermostat do while we're gone?
Keep the AC running with a humidity-biased setback rather than shutting it off — around 78 to 80 degrees with humidity control — so mold never gets a foothold. A smart thermostat lets you watch it from anywhere; we install and configure them.
