A system that removes heat and humidity from indoor air and rejects it outside. On the Emerald Coast, AC handles cooling year-round and shoulder-season dehumidification.
Annual Fuel Utilization Efficiency — the percentage of a gas furnace's fuel that becomes usable heat (a 95% AFUE furnace converts 95% of the gas to heat). Mostly relevant to homes with gas heat; less common on the Emerald Coast where heat pumps dominate.
Authority Having Jurisdiction — the building department that enforces code in your area. For Affordable Air customers, that's the Walton County Building Department, the Okaloosa County Building Inspection office, or Bay County Builders Services.

A sacrificial metal rod (typically magnesium or aluminum) threaded into the top of a tank water heater. It corrodes in place of the tank's steel — extending tank life by years if replaced when depleted.

British Thermal Unit — the energy needed to raise one pound of water by one degree Fahrenheit. AC capacity is expressed in BTUs/hour: a 3-ton system delivers 36,000 BTU/h of cooling (1 ton = 12,000 BTU/h).
The mechanical heart of an AC or heat pump — pressurizes the refrigerant so it can release heat at the condenser coil. The single most expensive component to replace; protecting it is what HVAC maintenance is really about.
The outdoor cabinet containing the compressor, condenser coil, and fan. On the Emerald Coast, the condenser takes the brunt of salt-air corrosion.

Energy Efficiency Ratio — a steady-state efficiency rating measured at a fixed outdoor temperature (95°F). EER2 is the updated test standard. Useful for comparing peak-load efficiency on hot Florida summer afternoons.
The indoor coil where refrigerant absorbs heat from your home's air and condenses water vapor out of it. Located inside the air handler.
The mechanical chapter of the Florida Building Code (FBC) — adopted statewide, enforced locally, incorporates federal SEER2/EER2 minimums. Governs every HVAC change-out in the state.

Gallons per minute — the volumetric flow-rate measure used for tankless water heaters, shower heads, and most plumbing fixtures.
Water with elevated dissolved calcium and magnesium content. Most Emerald Coast municipal water is moderately hard; wells can run very hard. Shortens water-heater life if not maintained.

Heating Seasonal Performance Factor — the heat pump efficiency rating in heating mode. HSPF2 is the updated test standard. Higher number, more efficient.
The code-required anchorage system holding an outdoor condenser, mini-split outdoor unit, or roof-mounted equipment to the structure or pad against design wind speed. Inspected as part of permit close-out.

A variable-speed compressor that modulates output between roughly 30% and 100% of capacity instead of cycling on/off. Standard on the Daikin FIT and Daikin Aurora lines.
The portion of an AC's job devoted to removing humidity (as opposed to lowering temperature). Latent load is half the total load in coastal Florida.
The industry-standard residential heating and cooling load calculation, factoring in square footage, insulation, window orientation, climate zone, and occupancy. Required for correct system sizing.
A ductless heat-pump or AC system using one or more indoor heads connected by refrigerant line set to an outdoor unit. Common for additions, garages, sunrooms, and zoned-comfort upgrades.
The AHJ for HVAC and plumbing permits in Destin, Miramar Beach, and Fort Walton Beach.
The U-shaped section of pipe beneath a sink, tub, or floor drain that holds a water seal blocking sewer gas. A dry P-trap (often in a rarely-used guest bathroom) lets sewer odor into the home.
A grey plastic plumbing supply line widely installed in U.S. homes from the late 1970s into the mid-1990s. Known for catastrophic premature failures; should be replaced if present, particularly in coastal homes.
A regulator on the home's main water supply that drops municipal pressure (often 90+ psi) to a safe range (50–80 psi). Required by code in most Florida jurisdictions where supply pressure is high.
An older HCFC refrigerant — the original “Freon” — phased out federally in 2020. Existing R-22 systems can still be serviced, but refrigerant cost is high and rising.
The HFC refrigerant that replaced R-22 starting in the mid-2000s. Currently being phased down in favor of low-GWP refrigerants like R-454B.
A low global-warming-potential (GWP) refrigerant adopted on most new residential equipment lines starting 2024–2026. Requires different installation and leak-detection practice than R-410A.
The chemical fluid (R-410A, R-454B, etc.) that absorbs and releases heat as it cycles between liquid and gas states through your AC system. Federally regulated; can only be handled by EPA-certified technicians.
Galvanic corrosion of aluminum-and-copper HVAC coils accelerated by airborne sodium chloride near coastal saltwater. The dominant equipment-life issue on the Emerald Coast.

Seasonal Energy Efficiency Ratio — the cooling output (BTUs) per watt-hour of electricity over an entire season. Higher = more efficient. Replaced by SEER2 starting 2023.
The updated SEER test standard (effective 2023) that better reflects real residential ductwork. Federal minimum for new split-system AC in Florida is 14.3 SEER2.

An electric pump installed in a pit at the lowest point of a basement or crawlspace to remove infiltrating groundwater. Less common on coastal Florida slab-on-grade homes; relevant for condensate-pump applications.
A water heater that heats on demand as water passes through a heat exchanger, rather than storing heated water in a tank. Compact, energy-efficient, and well-suited to vacation rentals on the Emerald Coast — but requires annual descaling.
The control device that turns your HVAC system on and off based on temperature (and, on smarter models, humidity, scheduling, and occupancy).
AC cooling capacity expressed in tons (1 ton = 12,000 BTU/h). A typical Emerald Coast home is sized 2–5 tons depending on square footage, insulation, and envelope tightness. Correct sizing comes from a Manual J — not from copying the old unit.
A material (typically a sheet plastic or coated wrap) installed to block water vapor from migrating into wall, ceiling, or crawlspace assemblies. In humid coastal climates, vapor barrier placement is critical and often counterintuitive.
A blower motor or compressor that runs at multiple speeds (sometimes infinitely variable) instead of strictly on/off. Better dehumidification, quieter operation, more even temperatures.
