Dehumidification 101 for Coastal Florida Homes: Why Your AC Runs So Much

Definition: latent vs sensible cooling

Every air conditioner does two jobs at once. The first is sensible cooling — lowering the air’s temperature, the thing your thermostat reads. The second is latent cooling — condensing water vapor out of the air and draining it as liquid through the condensate line.

A house in Phoenix at 105°F and 8% humidity is almost all sensible load. A house in Santa Rosa Beach at 88°F and 75% humidity is half latent. The numbers on a thermostat are only measuring sensible. That’s why you can hit 74°F and still feel sticky on the Emerald Coast.

When this matters most

  • The shoulder seasons (April-May and October-November) on the Panhandle. Outside temps are mild, but humidity is still high. A system sized for the August peak short-cycles in October — cools the air fast and shuts off before it can pull water out. House feels clammy at 72°F.
  • Vacation rentals during turnovers when the system is set high (78–82°F) between guests to save power. Each time the system runs, it does less latent work per cycle. The house humidifies between bookings. Then the next guest cranks it down on arrival and complains that the house smells musty.
  • Two-story coastal homes where the second floor runs warm and the system tries to compensate. Often misdiagnosed as a zoning problem when it’s really a humidity problem.
  • Houses with new high-SEER2 inverter equipment if the duct system wasn’t reassessed. Modern variable-capacity equipment dehumidifies better when sized and controlled right, and worse than the old equipment when it’s not.

Failure modes

Oversizing — the most common mistake.

A 4-ton condenser on a load that needs 3 tons will cool the air faster (sensible) and shut off before it can pull much water out (latent). Run-time is too short for the coil to get cold enough, long enough, for water to condense in volume. The house hits setpoint and the air is still humid.

In a hot, dry climate, oversizing wastes electricity. On the Emerald Coast, oversizing actively makes your home feel worse. It’s why the SEER2 decision article insists on Manual J load calc, not “match the old tonnage.”

Poor airflow over the indoor coil.

A clogged filter, undersized return duct, or wrong blower-speed setting drops airflow and warms the coil enough to limit condensation. A spring tune-up that measures static pressure (not just “changes the filter”) catches this.

Fan-ON re-evaporates condensate off the coil and blows it back into the house between cooling cycles. Free humidification, courtesy of a well-meaning homeowner trying to even out room temperatures. Set the fan to AUTO on the coast.

Duct leakage.

Return-side duct leakage pulls humid attic or crawlspace air into the system every cycle. You can’t dehumidify air faster than the leaks pull it in. Sealing returns is one of the cheapest, biggest coastal-comfort wins.

Proof: what we measure on a humidity diagnostic

  1. Indoor RH at thermostat setpoint. Target on the coast is 50–55% indoor RH at 74–76°F. Above 60% and you’re heading into mold territory.
  2. Run-time per cycle in the shoulder season. Healthy coastal systems run 20+ minute cycles. Houses that complain of humidity almost always show 8-minute cycles.
  3. Delta-T across the coil. 18–22°F is typical. Higher delta with low airflow means the coil is too cold (icing risk); lower delta with high airflow means the coil isn’t getting cold enough to dehumidify well.
  4. Static pressure across the system. The ductwork’s equivalent of blood pressure. Tells us whether the duct system is choking the equipment.

Action: the fixes, in order of leverage

  1. Set the fan to AUTO. Free. Do it tonight.
  2. Drop the thermostat 2°F. Trades a small power increase for longer run-time and better dehumidification. Often eliminates the “clammy at setpoint” complaint outright.
  3. Book a humidity-focused tune-up. We measure airflow, static pressure, and indoor RH — not just refrigerant charge. Part of our HVAC Customer Care Plan or available à la carte.
  4. Seal returns. Mastic on the return-side connections and at the air-handler cabinet. Often the single biggest comfort improvement on a coastal house.
  5. Consider a variable-capacity system on replacement.   6. Add a whole-house dehumidifier in the worst cases — usually pool houses, vacation rentals with long unoccupied stretches, or basements (rare here). A standalone whole-house dehumidifier on the supply or return runs only when humidity is elevated, decoupling humidity from temperature.

You shouldn’t need a 70°F house to feel comfortable in July. If you do, the system isn’t doing its latent job, and turning the temperature down further is the most expensive workaround available. Fix the humidity instead.
